Investment Value is not Market Value

Non-market based valuations must include the definition of value applied
in the valuation, e.g., value in use, going concern value, investment value
or worth, insurable value, assessed or rateable value, salvage value, liquidation
value, or special value.
市場価値でない価値の評価の例に、次の価値が評価される場合が含まれるべきである ‥
使用価値、継続企業価値、投資価値、保険価値、課税価値、残存価値、清算価値、特殊価値。

Investment Value or Worth is the value of property to a particular investor,
or a class of investors, for identified investment objectives. This subjective
concept relates specific property to a specific investor, group of investors,
or entity with identifiable investment objectives and/or criteria.
The investment value or worth of a property asset may be higher or lower
than the Market Value of the property asset.
The term investment value or worth should not be confused with the Market
Value of an investment property.
However, Market Value may reflect a number of individual assessments of
the investment value or worth of the particular property asset.
Investment value or worth is associated with Special Value.
投資価値は、特定の投資家・投資家集団の、特定の投資目的のための資産の価値である。
この主観的な概念は特定の投資家・投資家のグループ・特定できる投資目的や投資基準を有する者の特定の資産に関連するものである。
資産の投資価値は、その資産の市場価値より高いかもしれないし低いかもしれない。
投資価値という用語は、ある投資資産の市場価値と混同すべきではない。
しかし他方で、市場価値は、多数の特定の資産の個々の投資価値の評価を反映することもありうる。
投資価値は特殊価値と関連している。

An investor may apply a rate of return that is non-market and particular
only to that investor: In applying an income capitalization approach to
determine the price that investor is willing to pay for a particular investment
based on the investor's anticipated rate of return, a Valuer arrives at
an estimate of Investment Value or Worth rather than Market Value.
投資家は、市場レートでない、その投資家独自の収益率を適用するかもしれない：
収益還元法を適用し、
投資家の期待利回りに基づいて投資家が特定の投資に対して支払っても構わないと思う価格を決定する場合、
評価者は市場価値ではなく、投資価値の評価を行うことになる。
